Obowiązki:
work within a multinational team on educational materials that are needed for tenants, investors, clients, organizations, ect
support us in daily tasks such as preparation of the materials for leasing, cooperating with marketing, filling in spreadsheets, other needed materials
participate in projects related to environmental as well as social aspects of our projects that aim at educating tenants on what green solutions, including green certifications, we provide them with
deliver ad hoc tasks and others, based on your interests and talents
Guiding and supporting our Project Units (in 4 countries: Poland, Romania, Czech Republic and Hungary) for design and technical solutions, quality control, general cost estimates, operational aspects of the buildings, focusing on sustainable solutions, best quality and functionality of the buildings
Creating and governing procedures, guidelines and control standards for design and technical quality, taking into account business needs, future users’ expectations and requirements, lesson learnt and market trends
Checking the projects’ documentation and performing regular site visits, focusing on achieving the highest quality of works in projects
Supporting and advising Project Units to manage external consultants involved in the development process (i.e. designers, inspectors)
Advising Project Units in terms of completeness and correctness of the solutions included in the project documentation, quality and progress of construction works
Supporting them during the final technical acceptance of the investments, targeting highly efficient and optimum operation and functionality of buildings for the future users
Together with our Health and Safety Team, supporting Project Units in the implementation of Safety by Design process during project development
Consulting technical solutions related to the environmental certification process
Participating in regional task groups related to innovative solutions’ selection, filtering and implementation
Review the conceptual design of the project from property and facility management point of view and recommend best practices to the architects and project team,
Influence on purchases of devices during construction phase, with a focus on guarantee period and scope,
Coordinate bids and agreements concerning building services and utilities, prepare an agreement for property management, and recommend budget,
Take part in the process of taking over the building from general contractor, with a focus on quality of building installations and creation of the handover protocol,
Control everyday work of property managers and property management financial reports, and analyze the financial aspects,
Gather information about defects from our Tenants and help in resolving such issues,
Provide documentation and information in due diligence process, take part in sales meetings, mediate between current property manager and new one, take part in building's handover,
Support our Tenants even after the building is sold,
Create and maintain common standards in CEE region, share knowledge and best practices,
Be Skanska ambassador in internal and external relations
Cooperate closely with Skanska business leaders by providing HR expertise in the field of talent management, HR tools & processes, labor law, building high performing and motivated teams,
Create and maintain HR standards in CEE Region,
Coordinate recruitment & on-boarding processes, from identifying recruitment needs to signing employment contracts,
Leading & supporting various other HR projects,
Maintaining Skanska image as a great employer and represent our brand in internal and external relations
Contribute actively to development and implementation of Plan-Do-Check-Act approach in all areas of H&S activities and processes
Provide support to Project Units to achieve compliance with H&S related legal regulations and the internal regulations of Skanska CDE. In country of origin, covers legal H&S responsibilities related to CDE employees including training and incident investigation
Participate in development of H&S procedures and standards, monitoring the implementation process, performing regular checks of project documentation and site inspections
Provide support to Project Units to ensure completeness and correctness of H&S documentation, approves Method Statements and Risk Assessments for critical activities performed in projects
Provide support to Project Units to ensure H&S Risk and Opportunity process is implemented, ensuring all policies, processes and procedures are completed according to the guidelines
Focus on permanent cooperation with Skanska Construction in the field of H&S activities, ensuring clarity of CDE requirements, seeking to define and implement solutions that will ensure a safe working environment in projects
Perform or participate in the H&S auditing process in CDE organization, providing support and advice to Project Units to ensure compliance with ISO 45001 and ISO 14001 standards
Conduct or participate in the investigation of safety incidents in the projects, ensuring compliance with statutory and corporate requirements. Prepares incident reports to management and ensures learning is transferred appropriately in the organization
Participate in development of H&S education materials and delivers training to employees in CDE organization, ensuring compliance with statutory and corporate requirements
Focus on increasing safety standards and safe working conditions, by initiating and implementing with Project Units and Skanska Construction, safety improvement initiatives and reacting promptly to nonconformities and near misses identified in projects
Cooperate with and provides support to other teams in Center of Excellence, helping development and implementation of safe, sustainable and innovative solutions in projects
Participate in development and implementation of a safety performance measurement, review and reporting system complying with corporate requirements
